The money pit of the 21st century

I bought this house last January, stole it out of foreclosure for 25% of tax value, just like the Real Estate Guru teaches. I put doulble that back into the renovation, and supposedly made 65k in equity.....
Now I live here, last month an old water line burst in an interior wall, we thought it was the toilet so we tear up the new tile in the upstairs bath, no leak. Then we tear out a portion of the downstairs bath ceiling, no leak. Then we proceed to tear out the wall in the down stairs wall. There it was, a 80 year old pipe split right down the middle, problem was that the old line had been capped off in the 60's and just left hanging, it served no purpose other than to ruin my floors, ceilings and walls...that had all just been repainted, or tiled, oh well.
Fixed all of that last week, now it's starting to get cold, and the heat works fine in most of the house, but in the den all that blows out of the registers is COLD AIR, and it's worse in one bedroom upstairs, where it doesn't blow at all. These rooms were additions in the 60's as well, and the ductwork was attached to the existing system. Now I am going to have to rework all of the duct work so I can sit in my den without a parka.
It never ends, my wife is really big on decorating for the holidays, wreaths on every door and window, garland on the porch rails.....now she wants me to put up porch rails. I had been putting off porch railing because some of the original wrought iron railing was missing ( four 9 ft sections ) and was terribly expensive to replace ( $600.00 per section ) I had taken down the remaining rails and it looked proper but no, she has no place to hang garland, so she wants me to put up wood deck railing ...for now ( eight 9 ft sections will cost about 1k ) and then go back with the wrought iron later.
Hey, it's hard to argue when she is the one working and I poke at a keyboard for most of the day, but it interupts my retirement.
Well, my HVAC man is on the caller ID, he must be calling to say he can't make it today, again.
